Buying a property is one of the biggest financial decisions you’ll ever make, so getting the right survey is key. Here’s what you need to know, but don’t forget you can book an entirely free, no-obligation pre-survey consultation with us anytime. At Clive Livermore, we offer two different types of detailed RICS-accredited surveys for our clients. Both can be carried out with related valuations and Drone imagery if required.

  • Level 2 Home Survey - also known as a Homebuyers Report

  • Level 3 Building Survey - sometimes referred to as a ‘Structural Survey’ or a ‘Full Survey’

So which one?

When weighing up which survey you need, we consider several factors including:

    • age and size of the property

  • type of construction and general condition

  • whether any alterations have been carried out or are planned

  • your own experience and individual requirements

In a nutshell

When your property is:

  • relatively recently constructed

  • conventionally built

  • appears to be in good condition

then guidelines recommend a Level 2 Home Survey which provides a visual, non-invasive inspection of all reasonably accessible areas, looking out for serious problems that are readily evident.

Should your building be:

  • old

  • run-down

  • is large or has unusual features

  • has been extended or significantly altered

or if you’re planning to do any significant work to the property, then a Level 3 Building Survey will give you a thorough understanding of the structure and condition of the property you’re looking to buy.
