About Us

Clive Livermore Building Consultancy is a leading independent practice providing expert property advice, technical surveying, and high-level building consultancy. With a reputation built on integrity and technical rigour, we serve a diverse range of clients—from first-time homebuyers and private homeowners to commercial landlords and property developers.

Our firm consists of RICS Regulated Surveyors, meaning we operate under the global hallmark of professional standards and ethical conduct set by the Royal Institution of Chartered Surveyors. We believe that property is often your most significant investment; therefore, our mission is to provide the clarity, detail, and professional protection you need to make informed decisions. A core pillar of our practice is our expertise in Residential Valuations. As RICS Registered Valuers, we provide formal "Red Book" reports that carry the weight of authority required by HMRC, banks, and the legal system. Unlike a standard market appraisal, our valuations are rigorous, evidencebased, and legally compliant, ensuring our clients have a robust financial foundation for probate, divorce, or tax purposes.

What sets us apart is our dual approach: we combine traditional surveying values with modern diagnostic technology. By integrating HD Drone imagery and CCTV drainage inspections into our workflow, we provide a level of "hidden" detail that standard visual inspections simply cannot reach. Based in the heart of the region, we possess an intimate understanding of the local building vernacular, from the historic stone terraces of the Valleys to the grand Georgian architecture of Bath and the modern developments of Bristol and Cardiff.

Our Process: From Quote to Report

We aim to make the surveying process as seamless and transparent as possible. Here is what you can expect when you instruct us:

Instruction & Terms

Once you accept our quote, we issue a formal 'Terms of Engagement' letter. This outlines exactly what will be inspected, ensuring RICS compliance and total clarity.

The Inspection

Our RICS Regulated Surveyor visits the property. We use a combination of traditional visual expertise and, where requested, specialist drone or CCTV technology to assess the structure.

Analysis

We cross-reference our findings with local knowledge of soil types, building styles, and common regional defects.

The Report

You receive a comprehensive, easy-to-read digital report. We don’t just list problems; we provide clear advice on the urgency of repairs and maintenance.

Our Complete Survey Suite

All our surveys are conducted to the highest RICS standards, providing you with a clear roadmap of your property’s condition.

Frequently Asked
Questions (FAQ)

Why do I need an RICS survey if I have a mortgage valuation?

A mortgage valuation is for the lender's benefit only, to ensure the property is worth the loan amount.

An RICS survey is for your benefit, identifying structural defects and repair costs that could save you thousands.

What is a "Red Book" Valuation?

It is a valuation performed in strict accordance with the RICS Valuation - Global Standards.

It is the only type of valuation accepted by HMRC, courts, and major financial institutions for legal purposes.

Do you provide surveys for listed buildings?

Yes. For listed or historic buildings, we highly recommend our RICS Level 3 Building Survey, which provides the depth of detail required for non-traditional construction.

What happens if you find a problem with the roof during a drone survey?

Our report will include:

  • High-resolution imagery of the defect

  • An explanation of the cause

  • Professional advice on the necessary remedial works

This evidence can often be used to renegotiate a purchase price.
